What does SAV mean?

SAV is Stock at Valuation. Majority of businesses will carry and store a certain amount of stock to enable them to trade so they can offer a service to there customers. The stock is normally in addition to the asking price or premium.

What is the difference between freehold, leasehold and virtual freehold?

If you are buying a freehold then you would be buying the property and the land that it stands on plus the value of the business, goodwill fixtures and fittings.

If you are buying a leasehold business then you have an agreement with the landlord of the property for a fixed term, which results in you paying a rent over that term.

A virtual freehold is where you buy the building but not the land that it stands on.

What does FRI mean?

FRI means Fully Repairing and Insuring and refers to leasehold premises and means the tenant is liable to reimburse the landlord for their proportion of the buildings insurance and any maintenance on the premises.

What are A1, A2, A3, A4 and A5?

Local authorities grant 'permitted use' designations to premises in their area, these are the most usual categories

What reasons can a landlord reasonbly object to a renewal of a lease?

  • The landlord wants for his/her occupation.
  • Re-development purposes.
  • The tenant is in rent arrears or is in breach of lease over dilapidations etc.

What does PAX mean?

Per Annum Exclusive which means that the rent is exclusive of any monthly outgoings i.e. water, electricity, gas etc.

What is gross profit and net profit?

Gross Profit is the profit after the stock has been paid for. Net Profit is the profit after all other expenditure has been deducted and is the money the business has made for the financial year.

What is the VAT threshold?

The VAT threshold for 2008/09 tax year is £68,000. This means if your business is turning over this amount or more then you legally should be VAT registered.

I am interested in one of your businesses listed but it's marked 'under offer', can I still view this business?

Unfortunately not, it is Bradleys policy that once a purchaser has paid a deposit the business is marked under offer, however we welcome applicants registering their interest in case the purchaser un-expectantly withdraws from the transaction, we can then contact you immediately and before it goes back on general sale and is advertised.
